Convert your loft – A loft conversion is the easiest way to gain an extra bedroom and bathroom, meaning extra space and extra value – an estimated 12.5% according to mortgage lender GE Money.
However, you will need to ensure that access to the conversion is easy, and that it is in keeping with the rest of the house. Specifics to bear in mind are that you will have to strengthen the floor joists, which can raise the floor level, so remember to check that the ceiling will still be high enough.
Garage – If your loft is impossible to convert, look to your garage for extra space. Around 90% of British garages are not used for storing a car, so why not turn it into a living space?
Garages are ideal for extra bedrooms (as long as they are attached to the house), office spaces, and games or television rooms. Having this extra space will appeal to most families.
Kitchen – If you have to pick one room to improve, choose the kitchen, as this has become the most lived in area of the home. Make sure you include efficient surfaces – with easy access between the sink, fridge and cooker, that can be used for cooking, eating, and working at. Whilst it can be fun to go with an ‘out there’ design, remember that this may not be to other peoples’ taste when it comes to selling.
